Abstract

 Habitable environment, The first space that Man to discover and experience the world around them. Satisfaction with the residential environment actually represents the person's perception of the environment and the relationship between them. Identify factors influencing The satisfaction and dissatisfaction housing residents can be used to analyze existing residential, Future decisions in order to improve the quality of urban and rural areas and avoid duplication defects contribute in other places. The main objective of this paper is to assess the perceptual quality of the built environment on residents' satisfaction. With the aim of that, HASHTGERD NEW TOWN located near Tehran and Karaj and regarded as one of the most popular city among NEW TOWNs with a population of around 22819, was explored as the case of this study. This is an applied research and a descriptive-analytical approach was utilized. For data collection, methods of library and field research were adopted. For data analysis, Frequency, Mean, and Standard deviation were estimated and a spearman, phi, cramer’s, One-sample T-test was conducted via SPSS software. Based on our results, the T test out 22.59, 38.56, 51.45 and 37.35 respectively for the size of accommodation facilities, physical and spatial, social, cultural and environmental showed that their mean score of the average, respectively, 4.41, 9.44, 11.55 and 7.65, respectively. It can be concluded that the level of citizen satisfaction with the quality of the environment is not desirable. The results showed that the duration of residence, gender, marital status, age and education variables, in contrast, have been the factors that influence the satisfaction of citizens.
